2000 sq.ft new build House in South West London.
The site was previously occupied by a single storey garage and had been discarded by developers who had failed to gain the planning approval they required.
The client wished to create a bespoke contemporary family house with a basement. J7 suggested that the client purchase a narrrow strip of land at the rear of the property which enables a larger basement light well to be created at the rear of the property to bring natural daylight into the basement master bedroom. J7 designed the entire house, from inside - out, in close consultation with the client, gained all necessary approvals, and carried out regular site inspections.
J7 designed the rear bedroom to overhang the rear garden, an idea that both maximises bedroom accommodation as well as maximising garden area on this constricted site.
The basement was constructed using concrete piled foundations to retain the weight of surrounding buildings, it was waterproofed internally with a 'drained membrane system'.
The house was designed around a single spiral staircase, the centre post carries the weight of the entire roof, first and ground floors. The curving roof makes the most of the restrictions that the planning department imposed on the height of the house, and created a double height space over the dining area.
The kitchen wraps around the spiral stair in a curved form, the stair therefore being linked closely with the interior layout.
The house, above ground, is constructed from masonry external walls, with steelwork spanning the large open plan spaces, and concrete 'beam and block floors'. The solid construction provides good 'thermal mass' stabilising the internal temperature of the house.
The house is very well insulated and heated by underfloor heating throughout, powered by an efficient boiler. There is a ducted whole house ventilation system with heat recovery.
