Architect's split projects up into stages, and not all stages may be applicable to your project. You can use our skills and services as much or as little as you like. We are usually employed on a stage by stage basis, ie often initially just up to the submission of the planning application. We will be happy to give you a free quotation, with a visit to see the project, if necessary. A building project generally splits into the following stages: Feasibility Studies To establish the potential of a site and the relevant planning legislation. Measured Survey If you are extending your home then we will need to measure some or all of the property and draw 'plans as existing'. These plans form the basis of all the proposed plans. Scheme Designs It is important to explore the options, to make the most of the project. We will listen to your ideas and use our experience to realise your vision. Planning Applications We have in depth knowledge of the planning system, including conservation areas and listed buildings. We have worked with all the local planning authorities in the areas that we cover. Working Drawings and Tendering - We will carry out detailed drawings in order to obtain prices for the building work. We will make an application for Building Regulations Approval. We have a list of builders who may be appropriate for your project. We will assist you and source a party wall surveyor, and a structural engineer, if necesssary, by obtaining competitive quotes for their services. Project Management We will provide and oversee the building contract that will protect you during the work and control costs, quality and timescales. A well run contract is the key to a successful build.
